Online Payment Refund Policy i. Role: Any registered User of the Site may choose to make rent payments, maintenance payments and payment of security deposit/ token amounts, through the payment gateway(s) authorized by Nimmadhi. In this regard, the Users are asked to provide customary billing information such as name, financial instrument information which shall include the bank account number, IFSC code of the User, the details of the landlord to whom the payment has to be made and the address of the property with regard to which the rent or security deposit is to be paid. Users may also be asked to provide a copy of the rental agreement pursuant to which such rent payments are being made. The Users must provide accurate, current, and complete information while making the payment through the Site and it shall be the User’s obligation to keep this information up-to-date at all times. The Users are solely responsible for the accuracy and completeness of the information provided by them and Nimmadhi shall not be responsible for any loss suffered by the User as a result of any incorrect information, including payment information provided by the Users. Except for Nimmadhi's limited role in processing the payments that registered Users authorize or initiate, NImmadhi is not involved in any underlying transaction between the User, any other User, any third person or any service providers. Nimmadhi is not a bank and does not offer any banking or related services. Nimmadhi may use the services of one or more third parties (each a "Processor") to provide the Service and process the User’s transactions. Further, Nimmadhi does not guarantee payment on behalf of any registered User, other User or Processor and explicitly disclaims all liability for any act or omission of any User or Processor. Nimmadhi is neither an agent of the lessor or lessee or any registered User. Nimmadhi acts solely as an intermediary which facilitates payments between the registered Users making the payment and the intended third-party beneficiaries. ii. Authorization: The User acknowledges that Nimmadhi is authorized by the User to hold, receive and disburse funds in accordance with the User’s payment instructions provided through the Site for the purposes of facilitating the transfer of monies to the intended beneficiary as specified by the User on the Site . [The authorization given by the Users permits Nimmadhi (a) to debit or credit the User’s balance, bank account, any credit card, debit card, or other payment cards or any other payment method that Nimmadhi accepts or (b) to process payment transactions that the Users authorize by generating an electronic funds transfer. [By instructing Nimmadhi to pay another User, the Users authorize and order Nimmadhi to make the payments (less any applicable fees or other amounts we may collect under this Agreement) to such user. Nimmadhi may limit the recipient's ability to use or withdraw the committed funds for such period of time that Nimmadhi has agreed to with the recipient.] iii. Fees: The User agrees that they may be charged a service charge by Nimmadhi for using the Site to make rental payments or payment of security deposits. iv. Transaction Limits: Nimmadhi may delay, suspend or reject a transaction for any payment(s) for any reason, including without limitation if Nimmadhi suspects that the transaction subjects it to financial or security risk or is unauthorized, fraudulent, suspicious, unlawful, in violation of the terms of this Agreement subject to dispute or otherwise unusual. v. Chargebacks: The amount of a transaction may be charged back or reversed to the User (a "Chargeback") if the transaction (a) is disputed by the sender, (b) is reversed for any reason, (c) was not authorized or Nimmadhi has reason to believe that the transaction was not authorized, or (d) is allegedly unlawful, suspicious, or in violation of the terms of this Agreement. The Users owe Nimmadhi and will immediately pay Nimmadhi the amount of any Chargeback and any associated fees, fines, or penalties assessed by Nimmadhi’s Processor, processing financial institutions, or MasterCard, Visa, American Express, Discover, and other payment card networks, associations, or companies ("Networks"). The Users agree to assist Nimmadhi when requested, at the User’s expense, to investigate any of the User’s transactions processed through the Service. For Chargebacks associated with cards, Nimmadhi will work with the Users to contest the Chargeback with the Network or issuing banks should the User choose to contest the Chargeback. In this regard, Nimmadhi will request necessary information from the User to contest the Chargeback and the User’s failure to timely assist Nimmadhi in investigating a transaction, including without limitation providing necessary documentation within 5 business days of Nimmadhi’s request, may result in an irreversible Chargeback. vi. Liability: The Users agree not to hold Nimmadhi responsible and/or liable for any issue or claim arising out of any dispute whatsoever between the User and the Processor and/or the User and the User’s bank or financial institution. Additionally, please note that Nimmadhi shall not be responsible for any additional fees or charges deducted by the Processors while processing payments in connection with the User’s transaction and Nimmadhi disclaims all liability in this regard. Further, the Users may also be subject to additional terms and conditions imposed by such Processors and the Users should review these terms and conditions before authorizing any payments through the Processors. vii. Fraud and restrictions: Nimmadhi Nimmadhi may ask for additional documents (like Rental Agreement, Owner/Tenant PAN, Maintenance Bill) where it deems necessary, including in case the transaction looks suspicious. [Nimmadhi will refund the full amount (excluding the nominal processing fees collected by Nimmadhi) without any deductions if Nimmadhi determines it is not a valid rent/token/security deposit/ maintenance payment or if such payment is fraudulent. A valid rent/security deposit payment is one where there exists a legally valid rental agreement between the tenant and the landlord with the rent amount equivalent to what is being transferred on Nimmadhi. A valid maintenance payment is one where there exists a maintenance bill between the payer and the society/RWA. viii. Refunds: [In case, Nimmadhi is not able to facilitate transfer the rent amount to the beneficiary account due to any technical difficulties, Nimmadhi will refund the payment back to the source.] The Users are advised not to transfer the rent directly to the landlord until a refund ID is generated and sent to the Users through email and SMS. ix. The Users acknowledge and agree that, to the maximum extent permitted by law, the entire risk arising out of the User’s access to and use of the payment Services remains with the Users. If the Users permit or authorize another person to use their NImmadhi account in any way, the Users shall be responsible for the actions taken by that person. Neither Nimmadhi nor any other party or Processor involved in creating, producing, or delivering the payment Services will be liable for any incidental, special, exemplary, or consequential damages, including lost profits, loss of data or loss of goodwill, service interruption, computer damage or system failure or the cost of substitute products or services, or for any damages for personal or bodily injury or emotional distress arising out of or in connection with these payments terms.

    Nimmadhi®’s marketing team will send you an Invoice receipt through e-mail with the details of the plans purchased in a PDF document. The PDF document will include: name of the plan purchased, cost of the plan purchased, membership validity period, mode of payment made, address(es) of the property associated with the membership and the list of services that are offered for the purchased plan. Apart from the Invoice, we also send you an e-mail copy of the Terms of Agreement (which you accept on purchase of Nimmadhi® Property Management’s plan).     Nimmadhi® Property Management does not support Group memberships currently. We consider each apartment as a separate entity.     A customer of Nimmadhi® Property Management is entitled to be a ‘Privileged’ customer in the following cases: If he is in business with Nimmadhi® Property Management for more than 2 years. If he brings more business to Nimmadhi® Property Management (by referring Nimmadhi® Property Management to his friends/colleagues/relatives, thereby encouraging them to enroll membership with Nimmadhi® Property Management). If he has enrolled membership with Nimmadhi® Property Management for Diamond Plan.
    Before you make the payment for membership purchase, a Registration form will be given in order to furnish the basic details of you and your property (your full name, your current address, your contact number, best time to call to discuss on maintenance/quotations, number of properties to be managed, address of the property/properties to be managed etc.) Once you fill and submit the form, you will be taken to the corresponding secure payment page of the plan you have chosen to purchase.
    Maintaining or supervising the builders or external vendors are not included on any of our Plans. We also do such kind of supervising the works on request with additional service charges.


    Nimmadhi takes responsibility for collecting and crediting (if needed) to the given account on the owner’s bank account month on month on or before the agreed date from the rental agreement.

    Not at all. All our tenants are equally important irrespective of their stay, property value but we consider the maintenance aspect on a scale basis.
    Rental agreement will be created on a stamp paper between the owner and the tenant with Nimmadhi® Property Management as the guardian to the owner’s property. Nimmadhi® Property Management will be responsible in executing the terms in the agreement. Rental agreement will be signed by the tenant and Nimmadhi® Property Management.
    We list all such ‘tenant behavior clauses’ in the rental agreement. The tenant should read through the complete agreement before finalizing the deal. Our property managers get these agreements signed from both the tenants and the owners/property-guardian and also from a third-party witness in a stamped paper. If a tenant fails to adhere to the agreement, we take actions as mentioned in the rental agreement. Please find a sample rental agreement paper attached.

Our field managers will inspect the house before showing it to prospective renters in order to note down if any important maintenance work must be carried out, say, the walls of the house needed a painting, they would suggest you to order for a painting work. Showing a neat and tidy house always gives a better impression to the renters. Before renting your property, we handpick the tenants very carefully using our tenant filtering system called TRIM (Tenant’s Report In Management). TRIM is nothing but an application that stores a database of reviews from the house owners about their tenants. TRIM helps in determining if a tenant is ‘tenantworthy’ for your property. The report in general has the reviews from the past house owners about the tenant. Separate charges apply if you want to use this system of tenant filtration. Nimmadhi® Property Management does not go unseen after renting the house to a suitable tenant. Once the rental agreements are made, the field managers give all the general information to the tenants, like, the nearest commute station, markets, malls, hospitals, restaurants etc. They also provide a pamphlet with the contact numbers of milk-wala, cable/dish TV technicians, LPG office, EB office, Nimmadhi® Property Management’s field manager’s number in case they are requesting for an urgent repair problem etc. Field managers also have a visit to your property once in every quarter to make sure if the tenant is maintaining your property in a good condition. If a tenant abides by the rental agreement, Nimmadhi® Property Management offers credits to their conduct. We thus not only assess the tenant for your well-being but also help the tenant to have a comfortable and safe stay during his lease period.

Regardless of the differences in the time zone between India and in the country you live in, you’ll be able to contact us for any updates on your property, the maintenance work that is in progress, the new tenant confirmation status and all other details regarding your property.
    We keep a list of interested applicants for each rental property. Our field managers would then schedule a meet with each of the applicants individually to show the property. Our field managers will also request the applicants to bring a proof of identity (Driving license/Ration card/ Aadhar card/Voter’s ID/Office ID/PAN card) before showing the property to them. In the meeting, our property managers apart from showing the house would also assess the prospective tenant’s past tenantship behavior (TRIM – see point 23. for more details). Field managers would also note down the demands of the prospective tenant, such as requesting for a safety grill for the main door or balcony or if they want to negotiate the rent amount or advance amount. We will send a neat report of the meeting along with the tenant’s demands and TRIM report. On your approval, we will finalize a tenant.


    We accept maintenance works like white-washing, painting, plumbing, cleaning, minor renovation works like fixing grills for balconies/windows, minor fixtures in interiors etc. The maintenance work will be carried out by the workmen in our contacts. Please note that the charges for maintenance/renovation/repair works must be taken care by the owner/membership-holder.
    We serve all our customers on a first-come, first-serve basis.
    Once you contact us and discuss about the renovation/maintenance work that are to be carried out in your property, our field managers will have a visit to the property. They will have a look and contact the workmen (plumbers/carpenters/designers/painters etc.) They will have the workmen into the apartment and explain the requested work. The workmen then quotes for the work to be done. Our field managers do not accept the quote as is. They have experience in this industry and the market. So our field managers will negotiate with the workmen/vendor to get a final quote. Once they get the quotation and the schedule from the workmen, we will send it across for your approval. On your approval and payment, we will carry out the maintenance/renovation work. Not to mention, we take care that the maintenance projects are completed “on schedule”.
    All the workmen (plumber/electrician/painters/carpenters etc.) in our connections are trustworthy. Nimmadhi® Property Management’s resources will supervise the renovation/maintenance work by regularly monitoring the work-area. We check if the workers are on schedule and the assignment is in steady progress. In case you have any other handyman/repairman whom you would like to use for your apartment’s renovation/maintenance works, tell us. Nimmadhi® Property Management would be glad to have them in our connections.
    Payments must be made ‘before’ the maintenance work is carried out. Please refer point 15 for more details. Once you approve the quotation and the schedule, you can pay either by issuing a check or through online payment (paypal account/ debit card/ credit card)
    When you request for a renovation/maintenance work in your apartment, our field managers will carry out an inspection in your apartment. They will send you the videos/snaps of the work-area BEFORE the maintenance work is started. They will also send you the entire report with videos/snaps of the work-area AFTER the completion of the maintenance work. We also maintain a CRS (Customer Report Sheet) for every maintenance work assigned to us. The report sheet has all details such as the number of workers involved, number of days worked, number of hours worked, daily/hourly wages, materials purchased for the assignment, amount spent for the assignment etc. We send a copy of this CRS to the owner through e-mail helping him to file the cost of the completed maintenance works.
    Before handing over the keys to the tenants, our field managers will make sure if all the fixtures in the apartment are in a good working condition. E.g. Air-conditions/electric supplies/bulbs and tube lights/checking for broken tiles/interiors such as a cupboard/water pipes. Thus it is unlikely that the tenants would experience any maintenance problem during his early stay period. In case he finds any maintenance work to be taken care of, he can either e-mail us or call us to this number +91 766 700 8999/Extn 3. If the maintenance issue seems to be trivial, say, tubelight/bulb fuse, the tenant himself can fix such issues. He then can intimate to Nimmadhi® Property Management about the changes made. In case the maintenance issues seem to require immediate attention, such as a water pipe leakage or water motor problems, they will be addressed by our vendors/plumbers/technicians at the earliest. However, if the maintenance works can be carried out only by the apartment’s association, then Nimmadhi® Property Management has no control over fixing the issues.
    Such urgent and critical maintenance problems will be addressed as early as possible. Once the issue is resolved, we will send an invoice of the completed work to the owner. The owner should then make the payment online (through paypal account / credit card / debit card or by issuing a check in favor of Nimmadhi® Property Management). In case he finds any maintenance work to be taken care of, he can either e-mail us or contact us to this number +91 (44) 2268 0255. If the maintenance issue seems to be trivial, the tenant is accountable to fix and bear the cost of fixing the issue. In case the maintenance issues seem to require immediate attention, such as a water pipe leakage or water motor problems, they will be addressed by the vendors/plumbers/technicians at the earliest.

Based on your style and budget, we will be able to recommend a suitable interior-designer or carpenter who can carry out the interior-decoration for your apartment. Such assignments will be completely taken care of with regular monitoring of the work progress by our field manager’s team. We can arrange for Google hangouts with the designer team just in case you wanted to explain your design ideas better. For such assignments, before starting the work, we will send you an approximate quote of the materials (sunmica/wallpapers/paint/glass/wood etc.), wages for the workmen, assignment schedule etc. On your approval and payment for the raw materials, we will start the work.

    No. As per Nimmadhi policy, we won’t do eviction without knowing the history of the tenant and owner. Due to the reason, the tenant is not placed by Nimmadhi and also the client is not enrolled as a member.
    Nimmadhi always in action to get the tenant on or before the committed time which it many vary by external issues as well such as remote location, old house with min facilities. Nimmadhi does not bear any financial liability but renders complete support to rent out the property.

But maintaining daily-rental based serviced apartments is in the future plans of Nimmadhi® Property Management.     Reserve Bank has granted general permission to foreign citizens of Indian origin, whether resident in India or abroad, to purchase immovable property in India for their bona fide residential purpose. They are, therefore, not required to obtain prior permission of Reserve Bank.

    They are required to file a declaration in form IPI 7 with the Central Office of Reserve Bank at Mumbai within a period of 90 days from the date of purchase of immovable property or final payment of purchase consideration along with a certified copy of the document evidencing the transaction and bank certificate regarding the consideration paid.

    A person resident outside India (i.e. NRI or PIO or foreign national of non-Indian origin) can inherit immovable property from

    • A person residing outside India.

      However, the person from whom the property is inherited should have acquired the same in agreement with the foreign exchange regulations valid at that point of time.
